The 3 Roots, Mira Mesa project is a neighborhood development comprised of housing, offices, and retail. The retail portion sits prominently on the corner of the project. It is meant to act both as a convenience for the residents and as a destination for visitors.

KAP Studios are developing new retail experiences. The shops and restaurants are laid out as a “campus bazaar” – pathways, alleys, open squares, and parking is woven between buildings to create a shopping mall that can be discovered and is full of surprises.  

An inspirational playground provides interests for children. Open framed structures, lined with canvas awnings, occupy the squares and passageways. The awnings can be pulled out during the summer months in order to provide shading and make the outdoors habitable. Landscaping is carried into the parking, integrating these often overlooked spaces as part of the design with planting native to southern California – cacti, succulents and desert bushes.
