KAP worked closely with Marcus & Millichap and their landowner client to determine the opportunity and potential to replace a former warehouse and parking lot with contemporary apartments and retail space.

The site falls within the Memorial Park Neighborhood Plan, which has not yet been fully implemented. KAP led a process of engagement with the City, analyzing zoning codes and exploring a variety of options to maximize the potential of the site. By including an element of affordable housing we were able to create a 4 story mixed use building in an amazing setting, with residential accommodation sandwiched between public amenity at ground floor and on the roof.

An active retail offer is located at ground floor with three floors of 1 and 2 bed apartments above. A central courtyard and spectacular roof deck with a pool significantly lift the quality of amenities available to residents.

We want our design to excite people about the potential for something transformational. The building identifies itself amongst its neighbors when being viewed from the nearby park.
